Dear Friend,
Imagine dropping letters in the mailbox and having more people call you than ever before… and then reeling in the deals.

A few months ago, I sat across the table from a friend and student. We’ll call him Tom.
He was so frustrated that his investing hadn’t taken off yet and didn’t know what to do anymore. He’d spent thousands of dollars on bootcamps and homestudy courses, but just wasn’t getting the results he’d hoped so desperately for.
Tom was a hardworking guy and had been committed to making things happen in real estate.
He had studied how to find deals, how to talk to sellers, how to put the deals together, and all the other things we’ve all heard over and over again, just in different words. But so far, the success that he knew was possible still escaped him.
In many ways, he was probably very similar to you. He was a good student, always reading more articles, studying more courses and attending more seminars. He wanted to do “this” and he wanted to do it the right way.
The single biggest question that I get is, “How do you find deals? There are so many investors where I live and there just don’t seem to be any deals here” (Ever hear that one?)
The fact is, you and he are looking for the very same answer. He was looking for, and you are looking for, the answer that could instantly transform his business. But what you probably don’t realize, is that very answer is within your reach.
No matter how hard you hope or pray, no one is going to come knocking on your door, begging you to take their house off their hands. Believe it or not, you’ve got to take action. But not just any action, the right action.
Most people spend so much time trying to learn all sorts of fancy financing techniques or the newest “hot topic”, but at the end of the day, it all comes down to “finding deals”. It all comes back to the fundamentals, the basics… THE DEALS…
So why don’t more people
focus on marketing?
Believe it or not, most real estate investors are never even taught real marketing strategies. They get one idea here and another idea there, but never really learn how to put it all together to get results.
Finding deals is kind of like making chocolate chip cookies. You may have all the ingredients in your kitchen (chocolate chips, flour, butter, sugar, salt, etc.) and all the tools (mixing bowls, utensils, an oven, etc.). But… if you don’t know how much of each ingredient to use or what temperature the oven needs to be, you simply won’t get the same results as someone who has learned the recipe, the system.
Your marketing ingredients are the messages that you send and the audience to which you send. Your tools are the types of envelopes, postage, timing, etc. that make the message reach the audience.
K, so that’s pretty simple…
so back to my question, “Why
don’t more people focus on
marketing?
I think the answer is simple… the fear of success! People are afraid that it just might work! The 3 most common things I hear from people are…
- “My market is different, it won’t work for me.”It’s always easier to think the grass is greener in someone else’s backyard, but the reality is, you don’t have to go far to find deals. I’ve worked with people all over the country, from Southern California to Boston, Massachusetts, from Tulsa, Oklahoma to Miami, Florida.The fact is, there’s deals to be found anywhere. People in your very own backyard have changes in their lives that may suddenly cause them to become motivated sellers (Death in the family, illness, relocating, bad tenants, job loss, etc.) Do any of those things ever happen where you live?
- “I don’t have the money to market.”Marketing doesn’t have to cost a fortune. In fact, when you’re just getting started, you SHOULDN’T spend a whole lot. You will need to grow into your business, not go into your business. It is possible, and profitable, to start off with less than $100 a month. The key is commitment and consistency.
- “I don’t know where to start” The beginning! Remember the first time that you tried to drive a car or ride a bike? You probably doubted yourself and thought you’d never get it. But, over time, you gradually got better. The same holds true for marketing. You need to learn who to talk to, what to say, and when to say it.

As I sat in front of the computer one day while listening in on a conference call, I realized that I was missing something…

It was that simple…
If you look at the most successful enterprises in the world, their success simply comes down to marketing (getting the message out there) and managing (handling customers and employees). So, wouldn’t it make sense for you to do the same? That is, if you really want to build a business!
Everything changed, almost immediately. I realized that I had been missing “it”. I was forgetting the fundamental components of marketing in exchange for the promise of quick results. It’s not always about being the most creative or the most flashy in your marketing. It’s about sending the right message at the right time.
But there’s one small problem. With sellers, you never know when might be the right time. So, the key is consistency. This is the singlemost important thing that you need to know about getting deals.
Now, keep in mind that there are lots of other investors out there too! They are probably studying the same courses that you are and probably sending the exact same letter that you are sending. Imagine being a homeowner and getting 15 copies of the same letter from 15 different people.
